Specifications include, but are not limited to: 1.) Preconstruction services, including but not limited to: a. Participation in all design, coordination, and project committee meetings b. Review designs for constructability, provide feedback for cost effective solutions to the desired final design c. Provide project cost estimates(at 30%, 60%, & 90% Design drawings), coordinate with industry subcontractors for current pricing as needed d. Provide input on the current bidding market in order for the Owner to get the most competitive bids in the projects scheduled window e. Provide direction and trend estimating to the Architect and the Owner to keep the project within budget as needed 2.) Construction Services, including but not limited to: a. Preparation of all bidding documents, and issuance of public bidding in-line with MCA requirements b. Review of bids and recommendations to the Owner on subcontractor selection c. Management of the site’s construction and all subcontractors, management of all site compliance (i.e. Safety, quality, subcontractor coordination) d. Management of all OAC meetings, and subcontractor meetings e. Provide up to date CPM schedules, identify conflicts in the schedule and work with the Architect and Owner to ensure the project remains on schedule f. Ability to complete the project while keeping the Animal Control center open and working around employees within the facility, the selected GC/CM will need to be able to provide phased plans, and able to adapt to the Facilities needs during construction
