Specifications include, but are not limited to: Both buildings will need a scope of work developed for drainage and accessibility improvements. Damon Hall needs an accessibility code review, and improvements/replacement of the ADA ramp into the building. The Rec Building will also require an accessibility code review, likely elevator/lift replacement, accessibility improvements to bathrooms, and drainage issues corrected. The Town of Hartland will be seeking advice and recommendations on the overall scope of the project, but the goals are primarily accessibility upgrades, and preventing water intrusion. The scope of work includes complete design development including MEP design (if necessary), site and landscape design (if necessary), permit preparation and submission, construction documents, bidding coordination, construction period oversight. Construction documents and bidding is anticipated to take place in the summer of 2023. Construction is expected to commence in late 2023. Design Development Solicit proposals from consultants for, mechanical, electrical, and site design work to be reviewed by both the architect and the Town (if necessary); Begin to resolve the “known” challenges and constraints on the project; Develop a scope of work; Conduct code review and permitting opinion; Meet with Department of Public safety officials, if necessary, to review building plans and to resolve any code interpretation issues; Production of plans & specifications for review by the Town. The architect should expect three (3) design review meetings with the Town. These meetings could take place virtually. The Architect will prepare and distribute meeting minutes for all design meetings with the Town. Develop building section drawings if necessary; Review outline of finish schedule with Town; Construction Documents and Construction Administration Review of the energy-related building improvements, as recommended by Efficiency Vermont and building envelope specialist. Approved changes will be incorporated into the final plans and specifications. The preparation of final construction drawings and specifications, which the Owner will use to solicit competitive pricing from general contractors for the project. These plans and specifications will be complete and coordinate all components of the project to include: site plan, civil & structural engineering, architecture, mechanical if necessary. Upon completion of the plans and specifications, the Architect will provide the Owner with an updated construction estimate. Complete permit application to the Vermont Department of Public Safety. Distribute bid documents to Owner-selected contractors. Facilitate walk-through with contractors; answering any questions the contractors may have and issuing addenda through bid phase. Assist Owner in evaluating bids and preparation of construction contract agreement with general contractor. Assist Owner in contract negotiations, as requested.
