Specifications include, but are not limited to: The Contractor shall retain professional personnel who have successfully and competently providedcommercial facility HVAC maintenance and repair services on projects of similar scope andcomplexity. For the purpose of this contract, routine preventative HVAC maintenance shall bedefined as scheduled routine inspection and proactive servicing of HVAC systems so as tofacilitate heating/cooling with minimal downtime (see attachment B for specific tasks). The routinemaintenance and all repairs shall be provided in accordance with the highest standards of the industry, skill, workmanship, applicable trade practices, meet warranties and in conformance to all applicable laws, codes and regulations. The successful Proposer's preventative maintenance and repairs shall, at a minimum, include but not limited to the specifications outlined herein. The Contractor shall:•Provide a staffing level that will provide the desired level of customer service, program support,HVAC maintenance and repair for all City buildings.•Show evidence of presently serving at least three local commercial businesses that receivedsimilar scope of services.•Use technicians sufficiently trained and under the direction of a licensed HVACmechanic holding a TDLR license.
