Specifications include, but are not limited to: The intent of this Request for Proposals (RFP) is to obtain proposals from firms specializing in the appraisal of general or commercial real estate in Vermont, specifically in central Vermont, and to perform real estate appraisals on an as needed basis for CVSWMD. The primary need for appraisals is related to land acquisition (including easements), however, appraisals for other reasons may also be conducted under the resulting contract, including for CVSWMD-owned property. The successful firm(s) shall provide all labor, supervision, and materials required to perform the appraisal work. In addition, the successful firm(s) shall provide consulting work as it relates to real estate appraisal services, as needed. 1. The firm(s) shall provide real estate appraisal services on an as needed basis throughout the Contract period, including commercial real estate appraisals. For any commercial real estate appraiser, the firm(s) shall ensure and document that the appraisal is conducted by a certified real estate appraiser with demonstrated commercial-related appraisal experience. 2. The firm(s) shall provide a cost estimate for the requested appraisal report based on contracted rates within ten (10) business days after a request from CVSWMD. Such CVSWMD requests may be made by telephone, facsimile, or e-mail. 3. The firm(s) shall disclose any potential conflict of interest that it may have prior to commencing any appraisal services. 4. The firm(s) shall conduct all appraisals based on the guidelines herein. 5. The firm(s) shall submit an invoice for each appraisal conducted, per a contract agreement. 6. The firm(s) shall deliver all appraisals within twenty-one (21) calendar days unless specifically agreed to otherwise in writing by CVSWMD. 7. The firm(s) shall also provide as-needed real estate appraisal services to CVSWMD.
