The Federal Government holds an expiring lease which includes approximately 41,000 gross square feet of existing Class A office, exhibition, or other special purpose space, in or near downtown Las Vegas, NV. The National Nuclear Security Administration (NNSA) may be interested in considering alternative space if economically advantageous. NNSA will consider the relocation costs (i.e.,moving, alterations, and telecommunications), when deciding whether it should relocate or pursue a sole source. The ideal space would fit building specifications in compliance with all federal, state, and local ordinances; and would house public-facing customers such as a public reading room, the Nuclear Testing Archives, and a museum. Ample parking for public visitors is required. A five-year firm term lease with five one-year renewal options is intended. Space must be ready for occupancy by June 1, 2023.
Expressions of interest should include the following:
- Building name and address
- Floor plan drawing
- Digital photo of street view of property
- Area (BOMA rentable square feet & BOMA usable square feet)
- Rental rate per square foot rentable space
- Common area factor(s) for available space, if applicable
