Specifications include, but are not limited to: HHSC PCS is seeking competitive bids to establish Contract(s) for HVAC equipment maintenance and repair services at the Rio Grande State Supported Living Center. The awarded contractor must provide preventative maintenance, repairs, and emergency repairs of 10 Trane Air Handlers. Preventative Maintenance: Preventative Maintenance (PM) schedule will be in accordance with the manufacturer’s service manual that will be provided by the Director of Maintenance in RGSSLC. Contractor may not deviate from the PM schedule without prior authorization from the Rio Grande State Supported Living Center Director of Maintenance. PM work may include, but not limited to lubricating motors, assessing refrigerant levels, recharging refrigerant, cleaning contacts, cleaning coils, assessing condensation lines, etc. Contractor shall perform an assessment of any repairs requested and must provide an estimate of repairs, including materials and labor. T-Series Annual Preventative Maintenance Contractor must perform: Customer Notification – Informing the Director of Maintenance of any equipment issues. Fan Bearing and Motor Lubrication .
