Specifications include, but are not limited to: The City is seeking to engage the services of a professional architect who will, in conjunction with input from and meetings with City staff, members of CWDAC, and the general public, design a waterfront park building to meet the requirements of these groups, create bid plans and document specifications for future bidding purposes and prepare an architect’s opinion of estimated construction costs. These estimated costs will be utilized by the City for budgeting for the construction of the new building. The selected architect will coordinate the building design with the structural engineer that will be designing the building foundation. The information that the selected architect will be required to prepare for the foundation and first floor deck includes finished first-floor elevation, desired finished floor material and thickness, basement slab elevation, large basement rough openings location and size, column line locations and estimated column locations, exterior wall locations and a rough wall buildout, roof footprint, maximum building and roof height, and basement waterproofing. For the building above the first floor deck, the selected architect will be required to prepare information on final individual column locations, final truss material and type (assuming exposed timber truss), final roof layout (valley locations, hip locations, ridge locations, architectural piggy-back features), exterior wall sections (to include details such as siding, ventilation gaps, etc.), and exterior wall rough opening’s location and size. The design shall comply with state and local building codes.
