Specifications include, but are not limited to: The purpose of this project is to replace all flooring with new VCT tiles, convert the shower tub into a walk-in shower, conduct roof repairs to prevent water from going into the house, add a ramp in the front entrance, make repairs to the back door and provide new stairs, replace a/c unit and add 2 disconnect boxes for new A/C systems, and replace kitchen cabinets and range-hood. Work shall include, but is not limited to, demolition and removal of debris. This project is approximately 924 square feet building area in size. All work shall comply with the Department of Community Development /Municipal Housing general requirements. Work specifications shall comply with all building codes currently adopted by City of Laredo. The contractor shall keep the job site clean, safe, and in orderly manner. The contractor will be solely responsible for obtaining and paying for all required city permits, requests for construction progress inspections, and final inspections of this project. The contractor shall familiarize himself/herself with the scope of the project, existing conditions, and proposed improvements to the project. No additional compensation will be given to the Contractor for failure to visit the job site and familiarize himself/herself with the project as noted above. The Contractor is responsible for the project location as well as his workforce, subcontractors, and all others associated with the work to be performed on the project. The Contractor shall furnish all new materials, where required, which are to match existing materials in size, thickness, texture, finish, design, and value. The Contractor shall be responsible for any damages caused to the Owner’s property during the construction operations. The contractor shall make sure that all existing items and systems in the home, and improvements to be made, are in complete working order upon completion of the project. The Contractor shall provide all necessary labor, materials, and equipment to complete this project. The contractor shall provide a written warranty of one year on all materials and workmanship to the Owner and to the Community Development Department / Municipal Housing upon completion of the project. The contractor shall provide all required color samples to the Owner for selection. CARPENTRY: WOOD: CARPENTRY WOOD RAMP: All wood to be used shall be #2 Southern Pine W.W. or better. Ensure all new wood materials are treated. Provide and install all new materials and replace all rotted, damaged, or missing, framing, decking, and all other materials exposed during construction. New materials shall match existing materials in size, color, design, and value. Replace any rotten or damaged floor decking. Add an accessible wood ramp in the front entrance of the house. Make necessary repairs to the back door and add stairs with handrails. ELECTRICAL: All electrical work shall be installed by a duly qualified and licensed electrician in the State of Texas, and registered in the City of Laredo. A licensed electrician shall be on the job site at all times during the electrical work. The electrician shall install all electrical work as indicated or required. The electrician shall comply with local utility company requirements and meet N.E.C. and local building codes. H.V.A.C.: Provide and install a minimum of 16 Seer central cooling systems. Provide and install a minimum of 16 Seer condensers. Brands are to be Carrier, Rudd, York, or Trane. Provide and install a new programmable thermostat, filter base, and all ceiling A/C grills & filters. The New A/C unit is to connect to existing ductwork. HVAC CLOSET: CARPENTRY Provide and install all materials necessary to repair and paint the HVAC closet H.V.A.C.: ELECTRICAL Provide and install two disconnect boxes for the new interior and exterior H.V.A.C. units. LIGHT: ELECTRICAL At bathrooms, provide a new exhaust fan vent, and light fixture. Vent through the roof or side wall.
