Specifications include, but are not limited to: Although design is approaching completion, the full design process is ongoing, and the winning offeror will be required to collaborate with the City and SCI on design until SCI completes the final documents and drawings (which may be full CAD files, in the City’s sole discretion). The most up-to-date design documents for the Event Center Project are available, upon request, from the City, and additional design documents are available for review by contacting the City Contact. The winning offeror will work with SCI to complete the design of the Event Center Project and to construct the Event Center Project in a manner that allows the Event Center Project to be delivered to the City within the Maximum Budget. Additionally, the winning offeror will be responsible for constructing the Master Improvements, including, but not limited to (i) installing horizontal improvements necessary to support the Event Center Project; (ii) installing horizontal improvements to induce and maximize retail, commercial and residential development on the balance of the Project Site , and (ii) constructing development sites that are pad ready within the balance of the Project Site.
