Specifications include, but are not limited to: Harris County Department of Education (“HCDE” or “Owner”) is seeking Proposals for Construction Manager-at-Risk Services from qualified proposers to provide consultation during the design phase and serve as the general contractor for the Renovation of the existing HCDE Administration Building located at 6300 Irvington Boulevard, Houston, Texas 77022. Interior building renovations to include: Four (4) floors of existing interior space. - Floor One – Interior finish replacement and/or modification to include wall finishes, wall base, flooring finishes at designated locations without terrazzo, ceiling finishes and replacement of reception desk at entrance lobby. - Floor Two – Interior finish replacement and/or modification to include wall finishes, wall base, flooring finishes, and ceiling finishes. - Floor Three – Interior finish replacement and/or modification to include wall finishes, wall base, flooring finishes, and ceiling finishes. - Floor Four – Interior finish replacement and/or modification to include wall finishes, wall base, flooring finishes, and ceiling finishes. - Building Code Upgrades to include installation of a fire sprinkler system at the building interior; and accessibility modifications at interior spaces where required. - Maintenance/End of Life Replacement to include Chillers, Designated HVAC Items (AHUs, VAV boxes, etc.), Emergency Generator, Interior Lighting, and Roofing System. - Site Development to include: TAS-required site accessibility modifications at public entrance. - Development of phasing/occupancy plan for the move-out/relocation of personnel during construction of project.
