Specifications include, but are not limited to: The University System of New Hampshire (hereafter referred to as USNH or Owner) representing Keene State College (KSC), Plymouth State University (PSU), the University of New Hampshire (UNH-Durham, UNH-Law and Granite State College or GSC, which has merged with UNH), is requesting proposals for full-service elevator, accessibility lift and dumbwaiter maintenance. 2.2.1 The awarded firm, hereinafter referred to as the Elevator Contractor or the Firm, shall maintain all equipment in safe operating condition. 2.2.2 Maintenance under this contract shall provide a constant, high-quality service to properly protect all equipment from deterioration and to provide continued original performance, resulting in a minimum of down time for any or all elevators. 2.2.3 All work shall be done in accordance with state law, applicable codes/standards, manufacturer’s instructions, industry standards, and these specifications, whichever are more stringent. 2.2.4 All work shall be performed by elevator mechanics and/or inspectors licensed in accordance with New Hampshire licensing requirements. 2.2.5 The Elevator Contractor shall maintain the original design speed for the elevators, in feet per minute, the original performance times, which includes acceleration and retardation as designed and installed by the manufacturer. The Elevator Contractor shall also perform the necessary adjustments as required to maintain the original door opening and closing times, within the limits of applicable codes. 2.2.6 The Elevator Contractor shall coordinate with, cooperate with and provide elevator machine room, pit and shaft access to other affiliate campus service contractors (e.g. fire alarm and sprinkler) as required for testing and inspection of elevator-related fire alarm and sprinkler devices and components. 2.2.7 The Elevator Contractor’s technician shall check in at the campus facilities’ office, as designated by the affiliate campus representative, with his/her schedule of buildings to be entered that day. The technician shall check out at the same office before leaving campus. 2.2.8 Access to any campus buildings shall be by key or access card issued by the affiliate campus representative. The key and/or card are only issued to the technician for his/her use and is not to be given to any other person. Keys will be returned when the technician leaves the campus for the day unless permanently assigned by the affiliate campus representative. The Elevator Contractor will be held responsible for the use of keys issued by the affiliate campus. Keys that are lost, duplicated, or taken off campus, will cause a need for rekeying of the locks accessed by them. The Elevator Contractor will be held responsible for the cost of rekeying including all labor and materials. 2.2.9 Upon completion of any services, the Elevator Contractor’s employees shall return all space disrupted by maintenance of repair work to a neat and clean condition.
