Specifications include, but are not limited to: FIRE PROTECTION SYSTEMS INSPECTIONS, TESTING, and SERVICE for the University of | Rhode Island's Main Campus (Kingston), Narragansett Bay Campus, and W. Alton Jones | Campus; Repair work performed shall be considered public works per RI General Laws 37-13, and | therefore the awarded vendor shall be required to pay his/her employees the applicable | prevailing wage rates. Routine maintenance work is not considered public works and is | not subject to prevailing wage rates. 1. Quarterly Sprinkler Service: Perform quarterly testing and inspection of URI sprinkler and standpipe systems and associated valves plus repairs and the interconnection to the fire alarm system for the buildings listed (see Schedule 1). Must provide a fire alarm technician and a sprinkler technician for testing. The testing specified is required to comply with the State of Rhode Island Fire Code and NFPA 13, NFPA 14, NFPA 25, and other standards and regulations as applicable. Vendor will also check stock of spare sprinkler heads and caps and notify the URI Alarm Services Coordinator of any replacements that need to be ordered, including brand and model number. 2. Annual Sprinkler Service: Perform annual inspection, testing, and maintenance in accordance with NFPA 13, NFPA 14, NFPA 25, and other applicable codes and standards to include but not limited to testing control valves, inspecting pipes and fittings, and performing preventive maintenance on valves and other system components as needed. Verify master box trip. Inspection of backflow preventers is not included in the scope of this agreement. 3. 5-Year Sprinkler Service: Perform 5-year inspection, testing, and maintenance in accordance with NFPA 13, NFPA 25, and other applicable codes and standards to include but not limited to calibration and replacement of gauges, flow testing of all automatic standpipe systems, hydrostatic testing of all standpipes, check valve inspection, and internal inspection of sprinkler piping. 4. 3-Year Sprinkler Service for Dry and Pre-Action Systems: Perform 3-year inspection, testing, and maintenance in accordance with NFPA 13, NFPA 25, and other applicable regulations and standards to include but not limited to pressurized air test to identify and repair any leaks. 5. Quarterly Fire Pump Service: Perform quarterly fire pump testing inspections and preventive maintenance, including alignment of electric motors and servicing gasoline or diesel engines, in accordance with the State of Rhode Island Fire Code and NFPA 20 standard. 6. Annual Fire Pump Service: Perform annual full flow fire pump tests for the buildings listed (see Attachment 1). Vendor is to supply, repair, and/or replace those components found to be defective in accordance with NFPA 20. All work orders are to be approved by URI prior to the start of any repairs.
