Specifications include, but are not limited to: 1. Review facilities studies and make recommendations on facility components, size, and location on the intended property which includes PIDs 213100151400, 213100153100, and 155164000040. 2. Assist the City with solicitation and contract development for securing a construction manager for the project. This shall include participation and coordination of project bidding, etc. 3. Based on the accepted schematic design, the consultant shall prepare design development documents consisting of drawings, detailed outline specifications, and other documents required to furnish architectural, structural, mechanical, electrical, materials, furnishings and such other elements required for the construction of a public works facility. The design shall include input from key stakeholders including the City Council, city leadership, public works and parks personnel, etc. as well as tours of other completed facilities to assist with refining the facility scope. The completed plans and specifications must meet all applicable building codes. 4. Analyze opportunities for energy efficiencies in the design process. 5. Assist with providing specifications, coordinating and pricing soft costs (furniture, fixtures, equipment). 6. Complete a plat that could include combining parcels and/or platting outlots, rightof-way dedications, and lead the annexation, environmental and other site design processes required for these parcels. 7. Advise and consult with the city during the construction phase and assist with approving shop drawing, pay estimates, change orders. The consultant shall be a resource for the city in helping ensure the needs of the city are met. 8. The consultant shall coordinate with the construction manager to arrange for and attend regular on-site construction meetings as deemed necessary.
