Specifications include, but are not limited to: 1. The contractor must provide complete labor and material to remove the existing heating unit, located on the roof, to install new twenty (20) ton package unit direct expansion cooling and natural gas heating HVAC system or equal with proper roof curb support and condensate drain piping. The new unit must provide both heating and cooling. 2. The contractor must purchase and install all required refrigeration piping, valves, fittings, system purge, leaking checking and charging as required for fully functional cooling system. 3. The contractor must provide crane service and rigging, as required. 4. The new unit must have a factory disconnect switch. 5. The new unit must have an economizer. 6. The new unit must have hail guards. 7. The new unit must have BACnet. 8. The contractor must install complete electrical power wiring to include circuit breaker, conduit, conductors, etc. a. The new unit will require a 208-volt, three (3) phase, 125 amp circuit breaker. The contractor must provide and install a new circuit breaker in circuits 8, 10, 12. b. The new unit will require four (4), 1/0 AWG and one (1) #6 AWG ground wire. c. For the new wire, the contractor must calculate the required conduit size. If the existing conduit will not meet the code requirements, the contractor must size and install new conduit. The conduit must be EMT inside the building. 9. The new unit must be controlled by a separate thermostat and will not be tied into the existing building automation controls system. The thermostat must be digital and be able to set the temperature at different set points at certain times and days of the week. The thermostat is to be mounted on the wall and must have a metal/wire cover. Plastic will not be accepted. The location of the thermostat will be determined at the pre-bid meeting. 10. The contractor must use the existing ductwork. The contractor must insulate the outside of the existing ductwork. 11. The contractor must dispose of the existing heating unit and any other items that are removed.
