Specifications include, but are not limited to: 1. Contractor, at time of scheduled service will perform preventive maintenance on elevators. 2. Contractor will regularly examine, adjust, lubricate as required, and if necessary, recommend repair or replacement of the following: a) Machine – including worn gears, thrust bearings, drive sheaves, drive sheave shaft bearings, brake coil, brake linings and components. b) Elevator Phone- to be checked for proper operation at each service. c) Motor – including motor windings, bearings, rotating element, brushes and brush holders. d) Motor Generator – including motor generator windings, bearings, rotating element, commutators, brushes and brush holders. e) Controller – including replays, resistors, contacts, coils, leads, transformers, timing devices and solid-state components. f) Dispatching Equipment – including relays, resistors, contacts, coils, leads, transformers, timing devices and solid-state components. g) Selector – including electrical or mechanical drive components, cams, contacts, relays, resistors, leads and transformers. h) Car – including power door operator, door protective devices, car door hangers, car door contact, load weighing equipment, car safety devices, car guides shoes including roller guides. i) Hoistway – including deflector sheave, secondary sheaves, buffers, governor tension assemblies, compensating chair or cables, traveling cables, hoistway and machine room wiring, hoistway door interlocks, hoistway door hanger and gibs and auxiliary closer. 3. Maintain all accessory equipment. 4. Contractor will periodically examine all safety devices. 5. Contractor may be required to perform a 5-year load test as outlined in Rule 1005.4 of ASME A17.1-2013. This test may be required during this contract period. Any of the elevator components that must be altered to perform the test, must be put back to their original condition. 6. Service and/or repairs outside the original Scope of Work must be approved by the District Facility Manager. Any service/repairs outside the original Scope of Work will be done on a time and material basis or as directed by the Department of Buildings and General Services. 7. Contractor shall use manufacturer authorized parts unless prior written approval from the Contract Administrator is received. 8. NOTE: The State reserves the right to contract with the original elevator manufacturer/installer for service requirements should they deem necessary.
