Specifications include, but are not limited to: Surveyor shall indicate ALL property boundaries, easements, rights of way, etc., within indicated limits of survey. Surveyor shall use all necessary means to ensure completeness of boundary survey including contacting utility companies, local governments, and deed research. If the limits of survey do not encompass the entire property, surveyor shall provide detailed boundary information within the limits of survey only and shall provide general boundary information and adjacent property information for the remainder of the property. 1. Provide boundary lines, giving length and bearing on each straight line; interior angles; radius, point of tangency, and length of curved lines. State on drawing where corners marked were found. 2. Provide legal description, including measurements in recorded deeds for comparison with observed. 3. Provide area of parcel in square feet if less than one acre, in acres (to nearest 0.001 acre) if more than one acre. 4. Provide identity, jurisdiction and width (pavement and right-of-way) of adjoining streets and highways. Indicate type of surface (e.g. dirt, gravel, asphalt, pavement, etc.) 5. Provide plotted locations of structures on the property and on adjacent property within 20 feet of property line. Dimension perimeters of buildings in feet and decimals to nearest 0.01'. Dimension to property lines and other buildings. 6. Show encroachments, including but not limited to, cornices, driveways, overhangs, fences, etc., either way across property line. 7. Fences and walls; describe height and material. Identify party walls and locate with respect to property lines. 8. Indicate possibilities of prescriptive rights-of-way and nature of each. 9. Indicate individual lot lines and lot and block numbers. Show street numbers of buildings. 10. Indicate names of owners of adjacent property for the entire length around property. Indicate plat or deed book reference with page number and current use of each adjoining property. Dimension and show all departing lot lines. 11. Indicate zoning of property; if more than one zone, indicate extent of each. Indicate zoning of adjacent property and property across all adjacent streets or highways. 12. Provide a written reconciliation of any discrepancies between survey and recorded legal description. Reconciliation shall be signed and sealed by a registered Land Surveyor or Civil Engineer.
