Specifications include, but are not limited to: The objective of this reappraisal is to generate accurate, defensible estimates of the fair market value for the Woodstock Inn & Resort. Historically both Income & Sales Approach have been provide/reviewed and the Income Approach to Value has been given the primary weight to value.; Exterior and/or interior measurements and physical inspections of all properties to gather accurate and pertinent information for all site improvements and employee housing that is considered part pf the resort parcel; The contractor will provide current sketches using external measurements for any new buildings; The contractor will provide updated photos for all parcels that make up the totality of Woodstock Inn & Resort; All property will be inspected by the contractor’s staff; The contractor agrees to make multiple attempts to visit each property and schedule inspections as necessary; The Board of Listers will assist the contractor with mailings, setting up appointments for inspections and sending out final reappraisal notices.; The contractor will set and maintain their own inspection schedule and appointments and provide that schedule to the Listers.; The reappraisal will begin as soon as possible. Please indicate your estimated start date.; Deliverables – The contractor will provide the town documentation regarding how they determined values: Perform all data entry in tour CAMA appraisal system; Reappraisal Company to provide the Board of Listers progress reports/status at minimum quarterly; Payment Schedule – Define how funds will be requested, based on project progress.
