Specifications include, but are not limited to: The Department of Administration/Division of Capital Asset Management and maintenance is seeking Interior & Exterior Upgrades, Renovations, Repairs & Deep Cleaning for the state-owned facility located at 65 West Independence Way in South Kingstown, RI. 02881l; Vendor to provide all permits, perform all work to state building codes and provide a Work Plan that clearly identifies the vendor’s approach for performing the following tasks. i. PHASE I Tasks [Inspect the following items and if unable to repair to OEM standards, replace with equal or greater quality.] • Interior repairs to all surfaces including drywall, wood panels and trim, doors and floors. • Prepping and painting of all walls and ceilings (required brand/finish). • Repairs to all doors and/or hardware, positively latching. • Repairs and/or replacement of flooring (vinyl & tile) and cove base. • Repairs and/or replacement to mechanical, electrical and/or plumbing components. • Replacement of domestic hot water heaters where the remaining useful life is less than 3 years. • Repair or replace ventilation systems for all appliances (dryers & exhaust fans). • Repairs to existing HVAC systems and components. • Repair and/or replace fire alarm & fire suppression systems and/or components. • Upgrade all interior lighting to energy efficient LED fixtures. • Repair or replace restroom fixtures. ii. PHASE II Tasks [Inspect the following items and if unable to repair to OEM standards, replace with equal or greater quality.] • Exterior repairs to the main facility and adjacent storage outbuilding. • Strip existing roofing materials, inspect and fasten all roof sheathing, replace damaged roof sheathing with equivalent or better quality, close up existing skylights outside and inside, cover all roof sheathing with ice and water barrier, install architectural shingles minimum 35 year warranty, install ridge vent to all ridges, use industry best standards for all fasteners. • Repair exterior siding, trim, porch ceilings, pressure wash all exterior surfaces with a 50/50 bleach/water solution, prep/prime/paint all surfaces with acrylic water-based paint (Benjamin Moore or Sherwin Williams equivalent). • Repairs to doors and/or hardware, positively latching. • Landscaping including trimming of all plantings/shrubs/trees, edging all planting beds, walkways, mowing and trimming. • Upgrade all interior lighting to energy efficient LED fixtures. • Repair all window and porch screens. • Install seamless roof gutters and leaders along perimeter of roof. Direct rainwater runoff a minimum of 6’ from the edge of the building. Gage to be industry best practice for a commercial facility. iii. Provide a detailed Staffing Plan that provides DCAMM with an overview of the total number of employees and supervisors assigned to this project for each shift, each day and their service functions. iv. Provide a detailed project schedule (Gantt chart) for the entire project with updates/revisions weekly. v. Provide a weekly status report by the close of business each Friday identifying the work performed for the week. vi. Attend weekly project meetings between the State and the Vendor to review: communication protocols; overall performance; process improvements; client agency expectations and needs; daily work schedule; staffing levels, staffing changes; and changes in workload.
