Specifications include, but are not limited to: The main goal for the City is to find a partner who is committed to developing the parcels in the nearterm and simultaneous to the infrastructure improvements the City is making to Litchfield Square. Other primary goals for the City with the awarded Developer(s) are described below. - Transformative: Transform Litchfield Square into a highly visible social, cultural, and economic destination amenity for the City, its residents, and the West Valley region while maintaining the character of the City. - Focused Design: Design and development of a high quality, balanced commercial and/or mixed-use project. The development should follow and incorporate the guidelines listed in the City of Litchfield Park 2022 General Plan Update and the 2019 Master Plan. In chapter 3, the plan describes the community character element for the City. The City’s character is defined largely by the unique village concept upon which the Community’s design was based. The City’s vision encompasses urban growth while preserving attribute of an independent, freestanding community. - Collaborative Partner: Partnership with a Developer(s) that maintains an open, active, responsive and committed approach to collaboration with City staff and the Litchfield Park community as valued and interested partners.
