Specifications include, but are not limited to: Winter Inspection Service 1. Leak test refrigerant system. 2. Perform megger test on compressor motor. 3. Check and tighten motor lugs. 4. Check and tighten electrical terminals and check starter contacts for wear. 5. Tighten motor and control panel terminals 6. Check crankcase heater and evaporator heaters (if applicable). 7. Check condenser fans 8. Check condenser and recommend correct maintenance procedure. 9. Check glycol. 10. Perform oil analysis. 11. Complete maintenance log, record any alarm conditions, leave copy and review with Owner’s Representative. (Log shall cover all points listed above). Spring Inspection Service 1. Test and recalibrate operating and safety controls. 2. Leak test refrigerant system. 3. Check compressor oil level. 4. Observe sight glass while operating and check moisture indicator. 5. Check external interlocks, flow switches, pumps and fans. 6. Check and tighten electrical terminals and check starter contacts for wear. 7. Check crankcase heater and evaporator heaters, if applicable. 8. Check inlet and outlet water temps. 9. Check line voltage and amps. 10. Check operation and refrigerant pressures. 11. Complete maintenance log, record any alarm conditions, leave copy and review with Owner’s Representative. (Log shall cover all points listed above). Operating Inspection Service 1. Start unit, check controls and calibrate, if necessary. 2. Check refrigerant and oil levels. 3. Check operation and refrigerant pressures. 4. Check starter operation, voltage and current. 5. Check external interlocks, flow switches, pumps and fans. 6. Check condenser fans, for proper operation, lubricate when applicable. 7. Check condenser and recommend correct maintenance procedure. 8. Complete maintenance log. 9. Complete maintenance log, record any alarm conditions, leave copy and review with Owner’s Representative. (Log shall cover all points listed above).
