Specifications include, but are not limited to: 1. Heating, Ventilating and Air Conditioning Systems (HVAC) • Programmed maintenance and inspections for all systems, including Boilers, Chillers, Pumping systems and appurtances. (Maintenance of the building automation system may be excluded.) 2. Electrical Systems • Routine maintenance and inspections for the electrical distribution system to include required outlet testing, infrared inspection of all electrical panels with detailed reporting. • Inspection and maintenance of lighting systems, to include routine replacement of lighting system components. • Generator system and automatic transfer systems maintenance may not be required. 3. Life Safety Management Systems • Programmed maintenance and inspections for all Life Safety systems, including above ceiling inspections, fire and smoke wall inspections and maintenance of same, fire and smoke door/hardware systems inspections and fire and smoke damper systems inspection and maintenance.
