Specifications include, but are not limited to: A. Examine each piece of equipment and device to see that it is functioning properly and is in good operational condition.; B. Clean all components of dust, old lubricants, etc. to allow the equipment to function as designed.; C. Lubricate all equipment to permit bearings, gears, and all wear points to operate freely and without undue wear.; D. Adjust all linkages, motors, drives etc. that have drifted from the initial design settings and positions.; E. Calibrate all sensing, monitoring, output, safety, and readout devices for proper ranges, settings, and optimum efficiencies.; F. Chillers: Manual and float valves, direct expansion valves, thermometers, gauges, magnetic starters, manual motor starters, pump and fan motor drive, belts, electrical wiring, check valves, refrigerant piping and insulation and refrigerant levels will be maintained in optimum operating condition. Brush and clean tubes annually.; G, Maintain all control devices including gauges, dampers, thermostats, capacity overload, pressure controls, temperature controls and safety controls located in the equipment or in the machine room to a level of optimum operating condition.; H. Maintain all refrigerant, solutions and water levels, venting of pumps, coils and air traps as required.; I. Review past operating reports on equipment logs and note on the logs current general conditions, operating data, noises, vibrations, temperature and pressure where applicable.; J. Inspect motor mounts and vibration eliminators.; K. Check and tighten, if necessary, all electrical connections.; L. Check all safety controls.; M. Check operating pressures.; N. Check compressor and fan amperages.; O. Check flow switches and clean strainers associated with pumps.; P. Change all air filters at each quarterly maintenance visit.; Q. Provide service that requires minor disassembly and removal of available inspection covers for internal inspections, measurements, adjustment and replacement of routine expendable parts, controls, switches, indicator lamps, fan belts, fan bearings, pump bearings and packing and float valves. The contractor shall repair refrigerant leaks and maintain refrigerant piping between two or more pieces of equipment.; R. Inspect and replace, if necessary, all drive belts.
