Specifications include, but are not limited to: 1. Furnish all labor, supervision, materials, tools, equipment, devices, appliances, utilities, transportation, and other facilities and services necessary to accomplish the work described in these specifications. Unless noted otherwise, the “Base Bid” Scope of Work consists of roof maintenance repairs including a Liquid Applied Acrylic Roof Coating System specified in Section 075600 for the indicated hangar buildings at the Lubbock Preston Smith International Airport in Lubbock, Texas. If the specified adhesion tests fail, the “Alternate” Scope of Work includes a Liquid Applied Silicone Roof Coating System specified in Section 075601.; 1. Hangar 20 (Lubbock Aero): A. Description – A pre-engineered metal building (PEMB) manufactured by A&M Building Systems, Inc. of Clovis, NM 505-769-2311. Access to the interior of building was not available. We understand there were no reports of water intrusion. The existing roof appeared to include R-panels or PBRpanels that are often used on pre-engineered metal buildings. Exposed fasteners were observed at purlins, panel end laps, side laps and flashing details. Purlins appeared to be spaced approximately 5’-0” O.C. The roof appears to slope from an unvented center ridge to continuous gutters and downspouts on each side of the building. The roof slope was estimated at approximately 1-inch per foot. The roof includes fiberglass skylights. Overall, the coating appears to be in good condition with sealant applied over and around the exposed fasteners.; B. Liquid applied roof membrane system and repair scope includes metal roof panels, fiberglass skylights, and gutters: 2. The building area of approximately 43,200 square feet must be verified in the field.; 3. Gc to perform three (3) coating adhesion tests to verify that that the new acrylic roof coating is compatible with the existing substrate. Adhesion tests should be performed at locations that have been prepared, cleaned, primed, and coated according to the coating manufacturer’s specifications. Contractor submittal documents should include test reports to document results of testing and investigation.; 4. If the acrylic roof coating adhesion tests fail, repeat the adhesion tests with the specified silicone-based coating product. If the existing coating is determined to be silicone based, furnish, and install silicone-based coating system per the specifications. Construction cost differences are addressed on the Bid Form.; 2. AeroCare Hangar, 6006 N Cedar Ave, Lubbock, TX 79403: A. Description – The AeroCare Hangar is a pre-engineered metal building (PEMB). The existing roof appeared to include R-panels or PBR-panels that are often used on pre-engineered metal buildings. Exposed fasteners were observed at purlins, panel side laps, end laps and flashing details. The roof slopes from an unvented center ridge to continuous gutters and downspouts on each side of the building. The roof slope was approximately 1-inch per foot. The lower-level roof north of the hangar bay has several curb-mounted HVAC units ; B. The tenant reported roof leaks near the southeast corner (left of hangar door), northeast corner (below antennae tripod), and above the landside entry door near the southwest corner of the building. Apparent water damage to the roof insulation was observed near the southeast corner.; C. Overall, most of the existing roof coating appeared to be weathered.; 3. Berry T-Hangars (North set only).: A. Description: The roof of the Berry T-Hangars consisted of corrugated metal roof panels that appeared to be secured to wood purlins or battens with common nails.; B. Liquid applied roof membrane system and repair scope includes metal roof panels: 1. The building area of approximately 13,500 square feet must be verified in the field.; 2. Perform three (3) coating adhesion tests to verify that that the new acrylic roof coating is compatible with the existing substrate. Adhesion tests should be performed at locations that have been prepared, cleaned, primed, and coated according to the coating manufacturer’s specifications. Contractor submittal documents should include test reports to document results of testing and investigation.; 3. If the acrylic roof coating adhesion tests fail, repeat the adhesion tests with the specified silicone-based coating product. If the existing coating is determined to be silicone based, furnish and install silicone based coating system per the specifications. Construction cost differences are addressed on the Bid Form.
