Specifications include, but are not limited to: Dept. of Administrative Services, State Building Division (“DAS-SBD”) is requesting sealed proposals for the purpose of leasing 13,934 (+/-) SF office space in/around Lincoln. Preference will be given to locations within a 6 mile driving distance via the most direct driving route of 4500 NW 38th Street in Lincoln, NE.; Accessibility to persons with disabilities shall be required throughout the building, Demised Premises and common areas accessible to staff and public and shall be designed in accordance with ADAAG guidelines and shall be installed and coordinated with Tenant Improvements. Convenient and barrier free access shall exist throughout the interior and exterior of the Demised Premises.; Tenant Agency desires colorful walls in offices and lots of windows throughout the building to allow people to look outside and relax while waiting. Request design comparable to the service centers already in place in Omaha and Bellevue, i.e., wall colors, similar carpet, etc.; The Waiting Area must be separated from the private offices, file rooms, supply room, and other private areas. The transitional spaces will need to be adjacent to the waiting area. The service counter will also need to be adjacent to the waiting area and the counter, or section of the counter, must meet ADAAG requirements.; Tenant Agency has a desire to provide visitors with access to kiosks/tablets and printers for the purpose of completing their data form prior to interacting with an examiner and/or the ability to renew online while in Lobby.; Public toilet rooms (one for men and one for women) must be conveniently located adjacent to the waiting area for use by clients, visitors and guests. Each restroom must include one ADAAG stall and meet current local and/or city codes. The number of stalls per toilet room set should be proportionate to the number of visitors anticipated.; All toilet rooms must be fully equipped (toilets, sinks, mirrors, appropriate soap dispensers, hand driers, and waste receptacles) with hands-free fixtures.
