Specifications include, but are not limited to: Priority 1 HVAC Replacement: Replace Central electric HVAC Unit and replace all ductwork: Contractor shall replace existing central heat and air conditioning unit as follows, remove existing unit, supply and install new central heat and air conditioning unit per manufacturer's installation requirements, new unit shall be properly sized as determined by industry approved heat/loss, heat/gain calculation. This shall include coils, condenser with approved base, thermostat, control relay, all ductwork with new R 8 duct work, and all required material for proper installation of new central heat and air conditioning unit, if no existing registers are located in each bath area, these must be installed for green tag. Thermostat must be programmable and match the unit. The HVAC contractor shall be responsible for providing the installation of all electrical work and plumbing required to meet all City of Garland code requirements. If the unit is to be installed in the attic, and no pull down stair access is currently in place, it shall have pull down stairs with 350 lb. Load Capacity, for future service of unit. Pull down stairs shall be properly installed per manufacturer's installation requirements and properly finished with trim and painted with two coats of paint to match adjacent ceiling area. The access area will be insulated and weather stripped. Upon completion the contractor shall be required to test and properly balance the system, and guarantee the entire system against faulty materials and workmanship for a period of one year following completion and acceptance. All required green tags and manufacturers warranty papers shall be given to the Loan Processor upon completion of project
