Specifications include, but are not limited to: This project will convert a storage area into an office. The work consists of demolition and removal of an existing wall and associated plumbing and electrical work, building a new wall, and improving utilities to provide a complete office.; 1.0 DEMO & PREPARATION: 1.1 DEMO CMU WALL & DOOR: Demo existing 8" cmu wall between Kitchen 105 and Office 106, including h. m. door frame, wood door and hardware. Hand over door hardware to Owner. Demo quarry tile wall base carefully, and optionally, prepare for re-use at new cmu wall. Demo quarry tle floor areas shown in gray, and prepare for new tiles. Patch cmu walls at joints with demo'd wall and prepare for painting. Patch concrete floor at base of demo'd wall and prepare for quarry tile infill. Remove wall angles supporting suspended ceilings on both sides and prepare for ceiling extension. Remove existing electrical outlet, conduit and wiring in wall - see electrical drawings. Protect existing surfaces and equipment.; 1.2 CUT QUARRY TILE FLOOR: Cut existing quarry floor tile at base of new cmu wall allowing room for new quarry tile base on kitchen side. Patch floor slab and prepare for installation of new cmu wall.; 1.3 DEMO FLOOR SINK & DRAIN LINE: Demo floor sink completely and cap drain line. Cut floor slab and access underslab drain line for new floor drain near relocated ice-maker. Follow all instructions on plumbing drawings.; 1.4 REMOVE ELECTRICAL OUTLET: Remove existing icemaker electrical outlet and conductors as noted on electrical drawings. Patch existing cmu wall and prepare for repainting.; 1.5 CAP WATER LINE: Remove shut-off valve. Cut existing water line feeding ice-maker to behind wall face and cap. Patch wall and prepare for repainting. See plumbing drawings for additional instructions and for relocated water line to ice-maker.; 1.6 REMOVE SHELVING: Remove wall-mounted metal shelving and hand over to Owner.; 1.7 RELOCATE FIRE EXTINGUISHER: Remove wall-mounted fire exinguisher and signage and relocate to exterior wall near existing two-compartment sink.; 1.8 CLEANOUT TO REMAIN: Retain existing floor cleanout. Protect during construction of new cmu wall.; 1.9 PULL STATION TO REMAIN: Retain existing hood suppression pull-station on end of existing wall. Protect during construction of new cmu wall.; 1.10 REMOVE DATA CABLE: Remove existing data cable and conduit, and replace with new as instructed on electrical drawings.; 2.0 NEW WORK: 2.1 PATCH CONCRETE FLOOR SLAB: Provide compacted structural fill around and above exposed drain line. Drill 4" deep holes in existing slab and install 8" long #4 galvanized bars at 16" o.c. with epoxy grout at mid-point of slab along perimeter of slab cuts. Assume (6) dowels will be required at each of the two slab cuts. Install concrete slab to match existing around new floor sink and at demo'd floor sink. Prepare slab for installation of quarry tile.; 2.2 NEW CMU WALL: Install 4" cmu wall as shown, with kitchen side face of new wall matching end of existing double bullnose wall. Extend new wall to 10'-0" a.f.f. (same height as demo'd wall). Provide standard horizontal ladder reinforcing @16" o.c. and corrugated buck anchors at 16" o.c. at both wall ends to anchor new wall to existing. Protect all existing surfaces and equipment during construction.; 2.3 FILL IN BULLNOSE: Fill in bullnose between existing wall and new wall with mortar.; 2.4 INSTALL QUARRY TILE BASE: Install new quarry tile base to match existing on Kitchen side of new cmu wall. Quarry tile base recovered from demo work may be reused provided that old grout is removed and base tile is intact. Lineal feet of base may vary slightly due to site conditions.; 2.5 PATCH QUARRY TILE FLOOR: Install new quarry floor tile to match existing in areas shown in gray, including around new floor sink. Area to be patched may vary slightly due to site conditions; 2.6 INSTALL RUBBER BASE: Install 4" cove-type brown rubber base at Office 106 side of new cmu wall.; 2.7 PAINT OFFICE 106 WALLS: Apply Sherwin-Williams PreRite Block Filler B25W25 on new cmu wall and patched areas of existing walls; Apply 2 coats Sherwin-Williams ProMar 200 Latex Semi-Gloss B20-2600 Series on new wall and patched areas, and 1 coat on the other walls. Match color of existing paint. Protect existing surfaces and equipment during painting.; 2.8 PAINT NEW & ADJACENT WALLS ON KITCHEN SIDE: Apply Sherwin-Williams PreRite Block Filler B25W25 on new cmu wall and filled-in bullnose of existing wall. Apply 2 coats of Sherwin-Williams Pro Industrial Pre-Catalyzed Waterbased Epoxy Eg-Shel Series on new wall; and apply one coat to existing wall end and back wall (behind freezer). Match color of existing paint. Protect existing surfaces and equipment during painting.; 2.9 EXTEND ACOUSTICAL CEILINGS: Extend existing acoustical ceiling in both Office 106 and Kitchen 105 to new wall. Provide new wall angles, grid members and new ceiling tile as required.; 2.10 RELOCATE ICE MAKER: Relocate ice maker to location shown. Provide new electrical line and power outlet for ice maker, as shown on electrical drawings. Provide new floor sink tied to existing drain line as shown on plumbing drawings.
