Specifications include, but are not limited to: Phase I - Conceptual Design and Engineering Assessments 1. Meet with the Abenaki to understand their program requirements. 2. Attend 4-6 meetings, virtually when possible, to conduct an inspection, prepare existing conditions report, prepare preliminary layouts, confirm project scope and schedule, document permit requirements, and prepare conceptual drawings. 3. Hire and coordinate with engineers to assess infrastructure, structural, and mechanical needs and feasibility of conceptual design. 4. Have civil engineer assess utilities and discuss site plan concepts with Owner/owners representative. Phase II – Schematic Design – if funding permits in 2022, otherwise work will occur in early 2023: 1. Bring conceptual design to schematic drawings including: o Floor plans o Elevations o 3D Renderings o Architectural/landscape site plan o Clear description of HVAC, electrical, and plumbing needs 2. Develop building envelope and MEP plan collaboratively with engineer and Efficiency Vermont. 3. Work collaboratively with historic preservation consultants to adhere to regulatory standards for structures on the historic register. 4. Prepare outline specification and provide information for a preliminary construction cost estimate. Owner’s consultant will contract separately with a cost estimator or construction manager. Review and advise the owner on the cost estimate and propose alternatives and design changes to meet budget. 5. Prepare and distribute meeting minutes/notes based on design meetings with Owner. 6. Prepare a complete permit and code review. 7. Produce drawings and information for local and state regulators, as required for local permit applications, including site plan; typical floor plans and building elevations. 8. Complete required local permit applications and attend up to three (3) public hearings. 9. Meet with public officials at the Town and Department of Public Safety to review plans and to resolve any design and permit issues. 10. Review schematic design cost estimate with owners and update schematic design drawings to reflect any value management decisions.
