Specifications include, but are not limited to: This project consists of repointing and limited masonry repairs to the Garver Office (Olbrich Cottage) located at 3267 Garver Green in Madison, WI. The Garver Office is a City of Madison designated landmark and is listed in the National Register of Historic Places. Work shall not deviate from the specifications in order to comply with approvals granted by the Landmarks Commission and State Historic Preservation Office. The intent of this Section is to specify a brick repair and repointing process that will maximize the retention of historic materials while rehabilitating the exterior of the landmark building in compliance with the Secretary of the Interior’s Standards for Rehabilitation.; The building footprint measures approximately 35’-0” x 45’-0” and has approximately 2400 square feet of brick masonry; The repair and repointing of the existing historic brick masonry generally consists of the following work: 1. Protect all adjacent historic materials.; 2. Remove ivy tendrils and other organic matter from all facades.; 3. Remove (100%) existing mortar on all brick masonry facades.; 4. Remove unused anchors and existing sealants at perimeters of windows and doors.; 5. Inspect masonry walls for damaged or cracked brick to be replaced.; 6. Replace defective brick and areas of missing brick while retaining historic materials.; 7. Repoint (100%) brick masonry facades.; 8. Inspect false chimney masonry veneer and mortar condition (Engineering assumes that no work is needed on the chimney).; 9. Patch or repair cracks in cast stone sills.; 10. Install flexible sealant at perimeter of window and door exterior trim.; 11. Touch up painted exterior surfaces as needed.
