Specifications include, but are not limited to: The City is creating a list of qualified appraisers and real estate valuation firms that have experience in providing commercial real estate appraisal services for long-term ground leases for retail, office, and industrial developments. Historically the City has engaged in appraisal services for utility-scale renewable energy projects, communications sites (cell towers), aviation uses (hangars, ramp space, etc.), and small parcel land sales (property line adjustments for residential properties abutting the desert). Appraisal assignments will vary by specific development intent for each parcel. Fees will be negotiated as projects arise.; Selected Consultants shall hold an Appraiser Certificate as a Certified General Appraiser issued by the State of Nevada Department of Business and Industry Real Estate Division (including under a reciprocity agreement) or must obtain a permit to conduct an appraisal in the State of Nevada if certified in another state. They will also be required to possess or obtain an active Boulder City business license.; Upon award of an assignment or contract, The Consultant shall participate in a mandatory PreAppraisal consultation, which the City will schedule before the execution of the engagement. The consultation may be held telephonically or by email as the circumstances dictate.; The City will provide the Consultant with all necessary information in its possession regarding the City-owned parcel, the intended use of the property, any past use of the parcel, availability of utilities, and will cooperate with the Consultant on providing access to the City-owned parcel for the appraisal process.
