Specifications include, but are not limited to: remediate the Site to levels which allow for future redevelopment. Although the Site is primarily zoned commercial/industrial (I-4), the four (4) eastern-most parcels are currently zoned multi-family residential (D-8). Therefore, the surface and near surface (0-10 feet below ground surface [BGS]) soil should be remediated in a manner consistent with future land use (as suggested by the current zoning) to minimize the possibility of exposure through direct contact with the impacted soil. Consequently, all of the excavation soil samples will be compared to the applicable Indiana Department of Environmental Management (IDEM) Remediation Closure Guide (RCG) direct contact screening levels (DCSLs).
