Specifications include, but are not limited to: Inspections are required quarterly on all elevators. The Contractor shall notify the Building Superintendent of the individual locations no later than twenty-four (24) hours prior to each scheduled monthly inspection and/or service to be performed under the contract and obtain his/her approval of the time and date scheduled. Monthly inspections shall include, but not be limited to, the examination, adjustment, lubrication, and, when required as the result of wear and tear of normal elevator usage, the repair and/or replacement of equipment. All elevator signals shall be re-lamped as required during the monthly examinations or as requested due to failure. All parts, tools, equipment, lubricants, cleaning compounds and cleaning equipment shall be furnished by the Contractor. The Contractor shall complete annual inspections as outlined in the version of the American National Standard Safety Code for Elevators and Escalators in effect at the time of inspection. In addition, as part of the annual inspection the Contractor shall examine and test the hydraulic systems and, if applicable, examine and test all governors, safeties and/or buffers on the equipment
