Specifications include, but are not limited to: The project will renovate approximately 18,014 SF within the two-story Angelo State University Carr Hall Residence building. Carr Hall was originally constructed in 1955. The scope of work includes a complete interior renovation. All hazardous materials will be removed by ASU prior to Work. The residence rooms will be redesigned to meet current and future housing demands for campus life, including code compliant layouts, accessibility, furniture, and fixtures. Also included will be new electrical distribution and gear; a new elevator, plumbing distribution and fixtures, mechanical distribution, and equipment, and all FFE to accommodate the present-day residence hall environment. Currently, the HVAC system utilizes a common return located in the main corridors. Due to air quality concerns during the COVID-19 pandemic, Carr Hall was offline starting in May 2020 for student housing. The Design Build (DB) team is to provide the Owner design options for a new HVAC system utilizing VRF, or split systems that will provide fan-coil units in each room. This will isolate return and supply air cycles to each suite eliminating common return and providing better air quality and a healthier building. ASU desires the project to cut and cap the 4-pipe heating and cooling system in a new vault located between Carr Hall and the University Center. New network cabling and technology upgrades, access controls and security will be included, as well as updated critical life safety systems: fire alarm, fire suppression and building controls. Project add alternates will be considered for budget feasibility which include roof and window replacement. The finished project will yield 94 beds.
