Specifications include, but are not limited to: A. General scope of work is related to fifteen (15) dual-deck multizone air handling units located within four (4) housing units at the complex (four (4) air handling units per housing unit). Work required is to address the proper operation of the smoke evacuation components/controls of the air handling units and address additional components and controls relating to improving comfort control.; 1. Smoke evacuation repair/replacement work to consist of the following: a. Existing AHU dampers and related pneumatic actuators (return air, outside air, relief/exhaust air) to be secured in their full open position and; b. Install new AHU dampers and related electronic actuators (return air, outside air, relief air) in existing ductwork. Required sizes of dampers to be field verified.; c. Install new microprocessor controller and related control wiring to provided smoke evacuation sequencing as described herein.; d. Existing chilled water and hot water control valves to be placed in their full open position and existing pneumatic components removed to insure water flow in smoke evacuation mode.; e. Provide Fire Alarm signal related work from existing housing unit smoke detectors, sprinkler water flow switch and duct smoke detector at unit for automatic activation of smoke evacuation sequence.; f. Provide new freeze-stat for unit coil(s) protection.; g. All required control programming.; 2. Temperature comfort control work to consist of the following additions: a. Replace existing AHU dual deck multizone pneumatic damper actuators (five (5) per AHU) with new electronic actuators and all related wiring. Provide verification that existing dampers are in good working order.; b. Replace existing zone return air temperature pneumatic sensors in existing return ductwork from each zone (five (5) zones) with new electronic temperature sensors and all related wiring.; c. Existing chilled water and hot water control valves to be placed in their full open position and existing pneumatic components removed to insure water flow in smoke evacuation mode.; d. Provide new mixed air stat for AHU economizer capability.; e. Provide Niagara software on server or desktop to provide ability for remote control of AHU comfort controls.; B. The work included in of this section consists of furnishing labor, instruments, and tools required in testing, adjusting, and balancing the HVAC systems, as described in these specifications or shown on accompanying drawings. Services shall include checking equipment performance, taking the specified measurements, and recording and reporting the results. This work shall be performed by the TAB Agency under direct contract to the owner. The remainder herein is also for the information of the Contractor and all subcontractors.; C. The items requiring testing, adjusting, and balancing include the following: 1. Air Systems: a. AHU Supply Fans; b. Return/Exhaust Fans; c. Zone branch and main ducts; D. TAB work to consist of testing existing air handling systems to determine current air flows as follows: 1. AHU total supply and return air flow; 2. Return/Exhaust Fan total flow; 3. Supply air zone ductwork airflow off AHU; 4. Outside air ductwork (adjust for minimum 30% of supply air); 5. All airflows in smoke evacuation mode; E. These Special Conditions apply to all Divisions of the Specifications for the above project. Refer to the specifications for specific information.
