Specifications include, but are not limited to: An addition is proposed to the tenant production and storage facility. The expansion will allow for more storage area and allow for a larger manufacturing area. The expansion will require the following: Straight line extension of the production side of the facility A minimum addition of 210 feet in length is required An addition of 300 feet in length is preferred Increase to the storage area Forklift access between the new and existing areas Forklift access to delivery truck bays (non-recessed) One 70-foot-long structural bay with an interior clear height of 50 feet Physical separation between the production and storage sides of the expansion Box Hangars New and future aircraft hangars will be needed for tenant’s customers use for flight testing. Unmanned aircraft will be housed in the hangars before and after test flights from TMK. Aircraft for the hangars will have 16-foot wings spans and 10-foot lengths. Additionally, the hangars will need to accommodate the trailing aircraft, a Cessna 210 for schematic design purposes. Hangars will not be used for maintenance, repair, or overhaul of aircraft as defined by the Oregon Structural Specialty Code and National Fire Protection Agency. Minor upkeep, such as avionics integration and tire changing, will occur. The hangar size will be approximately 60’ x 60’ with allowance for door pockets. Door height will be the same as the existing hangar on site at 20’-0”. Hangars will be outfitted with two offices and a restroom interior to the hangar volume. Two hangars will be included in the initial phase and additional hangars will be added over time as operations require. Other projects may include, but may not be limited to: Pavement improvements to include runways, taxiways, aprons, taxi lanes, and vehicle movement areas. Vehicle movement improvements may include airside roads, street improvements, or other vehicles sites as designated. Security – to include perimeter fence, coordination with the airport’s security administration requirements and associated TSA required improvements. Airport Graphic Information Systems (AGIS) Site improvements to include drainage, storm water management, site work, utility improvements. FAA ADO communication, process assistance, and forms review Building improvements that may include electrical, building, or other designated facilities. Projects not funded by federal or state dollars may be added to this list as needed. Some of the services may not be required. Port reserves the right to initiate additional procurement action for any of the services included in this initial procurement.
