Specifications include, but are not limited to: 1. Site design, engineering, site plan and other required approvals, coordination with Jefferson County , and construction as needed to: a. Extend an existing sanitary sewer line to an existing county pump station, across the street from the Park property. There is already an easement available from the edge of the Park property to the existing pump station. The extension shall be designed to accommodate connections of future sanitary sewer lines serving future construction as shown on the Concept Overlay Plan. b. Remove the existing septic tank, pump, and drainfield on the Park property. c. Bring the existing storm water management system/s on the north end of the Park property into compliance with current regulations. This may include improving an existing storm water management facility on the north end of the Park property, and/or construction of a new storm water management facility. d. Grading and other design and construction as necessary to create/maintain the grass overflow parking areas on the north end of the Park property. 2. Construction of a rest room and concession stand building, approximately 3,000 square feet, one story, “three-season” building; including related site work, near the existing Amphitheater on the Park property, using construction drawings prepared by the Owner’s Architect.
