Specifications include, but are not limited to: Architectural design services for the major renovation/rebuild of its STUDENT SUCCESS CENTER BUILDING PROJECT (“SSC Project”). This project will be a Construction Manager/General Contractor (“CM/GC”) project and it is critical that a qualified architectural design firm possess the experience and facility with which to work collaboratively with a Construction Manager or General Contractor. As described throughout this solicitation document, this RFQ/RFP (“RFP”) is a two-step solicitation that will result in a two-phased contracting approach. Proposers will be required to submit Proposals that demonstrate their qualifications for a project of the scope, size and importance of the SSC Project. After those Proposals outlining qualifications are scored, finalists will be identified for an in-person presentation of at least two (2) alternative, sufficiently distinct structural and design approaches to the SSC Project. The presentations will be scored on separate evaluation criteria as the first phase. The successful Proposer will be awarded two successive contracts: one for conceptual design work and one for schematic design and construction documents. The two-phased contracting approach is designed, in part, to ensure that the Project is progressing consistent with the university’s expectations.
