Specifications include, but are not limited to: Building Renovations (Architectural) Interior and exterior renovation projects to include, at a minimum: Function, space planning, structural components, interior construction and finishes, Texas Accessibility Standards and Americans with Disability Act (TAS/ADA) compliance, life safety issues, elevators and aesthetics; Structural and building foundation work including, but not limited to, inspection and analysis of existing facilities. Design renovations, additions and possible new building construction. Mechanical & Electrical (A/E services will include TWC option to have A/E provide both Architectural and Engineering Services as needed per project) Mechanical and Electrical work may include the following: Plumbing repairs, upgrades, hookups, tie ins and new installations, including irrigation system upgrades, sewer line installations and upgrades, backflow preventers. Heating, Ventilation and Air Conditioning (HVAC) repairs, installations or upgrades, digital controls. Heat/Cool load analysis on existing facilities. Electrical system (supply and service) renovation, upgrade and new installations including backup power generators. Power distribution and lighting repairs, upgrades and new installations. Fire alarm and fire protection repairs, upgrades and new installations. Utilities (electric, gas, storm water, sewer, potable water, telephone, cable, etc.) Energy management systems, designs, and certification in compliance with the State Energy Conservation Design Standards. Commissioning Services for LEED certification of Mechanical, Electrical and Plumbing (MEP) designed systems and components. Building Envelopes Building envelope may include the following: analysis for weather tightness (deck coatings, sealants, waterproofing, weather stripping, door and window gaskets and glazing). New installations and modifications of the Derbibrite by Performance Roof Systems, metal roofing and roofing replacement and repairs. Waterproofing of deck surfaces, roof tops and the building exterior. Expansion joint controls and analysis. Window and door replacement. Other Other work which may include: Feasibility studies (National Historic Preservation Act/Texas Historical Commission; National Environmental Policy Act/Texas Commission on Environmental Quality) As built surveys and drawings. Impact studies (impervious cover, ingress, egress, traffic and compliance with local requirements as required by project approvals). Design and certify Leadership in Energy and Environmental Design (LEED) projects. Energy Modeling of Building Components and Equipment for LEED certification. Site surveys, preparation, excavation and grading. Conduct surveys, analysis and Energy Modeling of existing buildings and systems for adaptation to LEED standards.
