Specifications include, but are not limited to: 1. Change all filters and clean or replace pre-filters/air cleaners, check condenser hose kit strainers. 2. Inspect all belts and pulleys for alignment, tension and wear; replace as required. 3. Lubricate all equipment per manufacturer's specs. 4. Inspect all contactors and internal electrical wiring checked for loose connections and/or burnt wiring. 5. All A/C refrigerant lines secure and not wearing against any other objects or cabinet. 6. Clean all condensing and evaporator coils or ERU media. 7. Check all refrigerant pressures for correct charge and repair any deficiencies. 8. Check operation of exhaust fans; replace belts on same. 9. Check building automation systems for alarm conditions and address any concerns. 10. Check all internal controls and safety devices within equipment. 11. Vacuum and treat drain pans & piping as needed. 12. Check all motor amp draws to name plate design. 13. Check refrigerant pump down operation. 14. Check supply and return air flow, dampers, diffusers, louvers and grilles. Clean or repair if needed. 15. Verify Hot water boilers, cooling tower sump heaters, heat trace enable and/or disable per design.
