Specifications include, but are not limited to: The purpose of this project is to replace old VCT tile, baseboard, and outdoor siding facades, windows carpentry, doors, paint, plumbing, patching, tape and float, electrical, upgrade to ceramic tile system for entire unit at 521-A Teakwood lane. Property are approximately 1350 Sq ft.; Work shall include but not limited to demolition and removal of the existing VCT floor tile, floor base board, existing property facades included storage room and windows. Provide materials, tools, supervision and all other work to perform this project.; Remove existing items: All items removed shall be properly disposed of, removed from site and hauled to the City of Laredo landfill on a daily basis. Remove all ceramic wall tile at bathrooms areas. At bathroom area provide and install new moisture resistant sheetrock all over the bathrooms.; Remove all existing items as per project specifications.; Electrical: Provide and install exhaust fans, GFCI plugs, and all necessary work to perform this job on bathroom. Provide and install all necessary smoke alarms, and monoxide alarms for bedrooms, kitchen, and hallways.; Provide and install tape, float for the properly installation of the exhaust fan and bathrooms vanity installation.; Provide and install new GFCI plugs, switches and all required electrical plates as per existing layout.; Provide and install new ceiling fans for a total of (5) fans, one 52 inches for living room, and (4) fans, one 44 inches for bedroom one, one 44 inches for bedroom two, one 44 inches for bedroom three one for bedroom number four.; Provide and install new ceiling lamps with minimum 10 inches diameter for kitchen, breakfast area., and hallways. For pantry’s and kitchen sink if needed.; Floor covering: Provide and install new 12x12 ceramic tile floor for the entire property consisting of 4 bedrooms 2 baths, living room, dining room, hallways, closets, pantry and all other areas that require ceramic tile installation.; Provide and install versa bond thin set for ceramic tile layout.; Provide install grout mortar to fill all ceramic tile joints.; Carpentry: Provide and install a 3 1/2 colonial wood prime base board for the entire property and the same time paint them with oil white paint and sealed bottom and top areas of the wood trim.; Provide and install 70 ½ x 34 5/8 slider vinyl low E windows for bedrooms and kitchen areas. Provide and install ¾ Qtr. round inside window perimeter and seal and paint. LMH will provide windows for this job.; Install new outdoor cement siding 4x8 stucco and 1x4 siding trim seal and paint for all exterior new work included existing storage room at 521-A Teakwood lane.; After the back-sliding door removal: provide 3068 rough opening to install new 3068 exterior 9 lites French door with outdoor brick molding and interior casing. For kitchen and front door provide new outdoor brick mold and interior casing for existing doors.; Provide any carpentry and sheet rock work at the storage room included a new metals six panel doors for kitchen, Main entrance and storage room. Provide any carpentry work to perform repairs to all areas required.; Plumbing: Provide and install new kitchen 8” sink and faucets. Provide and install new 24” lavatory cabinet with top and faucet for both bathrooms. Provide and install new angle stops and water supplies lines for kitchen sink, bathroom lavatory, and water heater. Provide and install new bathroom exhaust fans with properly roof vent installation. Provide and install new garden faucets for front and back outlets.; Provide and install new 36x60” shower metal tub with direct to stud fiberglass walls at hallway bathroom. Provide, install, and perform any necessary carpentry to install new 48”x60 low threshold shower with three (3) direct to stud fiberglass walls for master bedroom bathroom. Provide and install any repairs for plumbing sewer and water lines for properly new showers installation. Provide any carpentry work to replace any rotten wood if discovered. Provide and install new ADA commodes for both bathrooms. Provide and install all necessary Bathroom hardware for both bathrooms.; Provide and install new single handle shower faucet for master bathroom and shower tub faucet for hallway bathroom. provide and install any necessary blocking to install new 42” grab bar and two 24’’ grab bars inside the new master bedroom shower.; At the laundry area: provide any necessary work to install new dryer exhaust vent kit included flexible aluminum hose.; Sheetrock: Tape/float: Provide and install any missing sheetrock, wall patching, and texture, as per same property existing wall and ceiling texture included storage room.; At the A/C room provide any carpentry work, paint, tape and float, seal, new A/C return grills and removal of any debris underneath A/C system. provide and install new ceiling A/C vents same size as per existing installed vents. After all A/C room repairs coordinate with LMH supervisor for HVAC maintenance (coil wash) provided by LMH staff.
