Specifications include, but are not limited to: Emergency Services: A. The Contractor shall provide Emergency Service for repair, labor, parts or adjustments that may be required to maintain proper operation of the system, which are not a part of Section 1.01 in the Scope of Work. The Contractor shall respond to any call for Emergency Service as follows: 1. Immediately for circumstances endangering life or property.; 2. Within four (4) hours where acceptable level of equipment performance is compromised.; 3. Within a time frame determined by the Physical Plant Director.; B. Emergency Services are additional to the Scope of Work of the Contract and are payable for additional funds provided by the Agency.; C. Upon arrival, at the site, the Contractor shall determine services required and shall quote to the representative the expected cost of the repair and shall receive prior authorization to proceed with the work. Work not preauthorized is at risk of the Contractor.; D. The Owner reserves the right to solicit additional quotations for Emergency Services. ; Parts: A. Parts, components or devices, provided under the Scope of Work or Emergency Services, that are worn or not in proper operational condition shall be repaired or replaced with new parts, components or devices and manufactured by the original manufacturer. If a newer design is available and is functionally equivalent and compatible, the newer design shall be used as the replacement.; B. If parts cannot be replaced with the original manufacturers’ product, due to no fault of the Contractor, parts may be substituted upon approval of the Physical Plant Director. ; Preventive Maintenance Checklist: A. The general services listed below shall apply to the systems and equipment as shown on the Equipment List and as described in the section entitled Equipment Included: 1. Examine each piece of equipment and device to see that it is functioning properly and is in good condition.; 2. Test all Post Indicator Valves by opening and closing to assure alarm operation.; 3. All wet test valves will be opened to check flow detectors, audible alarms and control room notification.; 4. Trip and reset all dry valves to check notification apparatus.; 5. Clean all components of dust, old lubrications, etc. to allow the Equipment to function as designed.; 6. Lubricate all equipment where needed to permit bearings, gears and all contract wearing points to operate freely and without undue wear.; 7. Calibrate all sensing, monitoring, output, safety and readout devices for proper ranges, settings and optimum efficiencies.; 8. Standpipe systems shall be water flow tested upon award of this contract and at four (4) year intervals thereafter.; 9. All fire protection systems shall be maintained in an operative condition at all times and shall be replaced or repaired where defective. All work shall be in accordance with recognized standards listed in the Indiana Fire Protection Code of Indiana Administrative Code (675-IAC-22-2). The Fire Protection Code will determine the minimum requirements of services to be performed on all equipment. Owner may require more frequent test as listed in this document. Contractor to quote based on the more stringent requirements.; 10. The Vendor will respond to any discrepancies covered by this contract noted during the annual inspection performed by the State Fire Marshal’s Office on Fire Protection Systems.
