Specifications include, but are not limited to: Pressure washing: All vertical concrete surfaces will be pressure washed. Contractor will use pre-treatment and posttreatment products with cleaning soaps to remove all organic growth on and in concrete. Cleaners that have long lasting residual control of mildew should be used. No unsightly cleaning lines shall be visible due to uneven cleaning practices. No mortar in brick pavers or front entrance wall shall be damaged by high pressure.; The selected contractor shall have the ability to perform and carry out in a professional manner the services necessary to complete the assigned project. At a minimum, this work shall include: 1. After sanitizing all mildewed surfaces, power wash all exterior surfaces to be painted.; 2. Prepare and seal all exposed and chalky concrete surfaces.; 3. Repair and waterproof all cracks – look for water intrusion areas.; 4. Repair all caulking – look for water intrusion areas.; 5. Prepare and repaint all exterior concrete surfaces to include all vertical walls, decorative elements, banding and any other previously painted concrete surfaces.; Painting: All surface preparation shall be sandblasted and cleaned prior to applying any coating. Surface shall be abrasive blast cleaned to a minimum surface profile as recommended by the paint or coating manufacturers to prepare the surface for adherence of the coating system. Acid etching will be allowed for horizontal surfaces only where brush blasting is impractical.; 1. All large cracks, voids, and surface imperfections shall be repaired before the application of paint.; 2. The Owner shall observe the surface area prior to application of paint. Once the surface area is prepared as specified and after the preparation is observed then the paint shall be applied.; 3. All painting shall be done in accordance with paint manufacturer’s instructions.; 4. The Contractor shall furnish all materials, labor, equipment, and incidentals required to provide a protective coating system for the surfaces listed herein and not otherwise excluded.; 5. The work includes floodwall panels and obelisk identified on the drawings labeled on Attachment A. The omission of minor items in the schedule of work shall not relieve the contractor of his obligation to include such items where they come within the general intent of the specification as stated herein.
