Specifications include, but are not limited to: Cooling Season Maintenance: • Check refrigerant pressures and or line temps; • Check motor amperage and voltage; • Check electrical connections and wiring; • Check control components at units; • Replace filters and belts; • Inspect blower wheels; • Clean condensate drain pan and trap as needed; • Inspect coil surfaces and clean as necessary(once per agreement year); • Check equipment operation; • Check thermostat operation and program as needed; • Check economizer operation; Heating Season Maintenance: • Check oil pressures and inspect for fuel leaks; • Clean boilers and heat exchanger surfaces; • Check heat exchangers for cracks and holes; • Replace oil nozzle, oil filter and oil strainer; • Perform efficiency test oil heating equipment; • Replace filters and inspect belts; • Check motor amperage and voltage; • Check electrical connections and wiring; • Check control components at units; • Check equipment operation; • Check thermostat operation and program as needed
