Specifications include, but are not limited to: Contractor shall replace existing central heat and air conditioning unit as follows, remove existing unit, supply and install new central heat and air conditioning unit per manufacturer's installation requirements, new unit shall be properly sized as determined by industry approved heat/loss, heat/gain calculation. This shall include coils, condenser with approved base, thermostat, control relay, and all required material for proper installation of new central heat and air conditioning unit. Thermostat must be programmable and match the unit. The HVAC contractor shall be responsible for providing the installation of all electrical work and plumbing required to meet all City of Garland code requirements.; Attic Ladder Access: Contractor is to include in the bid the replacement of an attic access ladder, installed per manufacturer and code requirements properly nailed in place, flush with the ceiling and with an energy seal.; USE: 8 ft. - 10 ft., 22.5 in. x 54 in. Energy Seal Aluminum Attic Ladder Universal Fit with 375 lb. Maximum Load Capacity - (Werner or Louisville); USE: A 15 Seer unit (RHEEM, PAYNE, FRIGIDAIRE OR TRANE ONLY); The Contractor is responsible for the replacement of 3 existing Ceiling joists which have cracked and are falling. During replacement all structural load must be temporarily ground supported.; Ceiling Joist Replacement: 3 joists have broken, these are approximately 22' long and span across the width of the garage. Existing joists are 2x8 nominal dimensional lumber. The contractor is to remove all remaining drywall that may impede repair or replacement of these joists. Per the building inspections department for the City of Garland, the contractor is to replace 3 broken joists as well as add 3 additional joists at roughly 8" O.C. - this was approved by a meeting with the building inspector on-site.; Garage Ceiling Drywall Replacement: The contractor is to replace all missing and sagging ceiling drywall with new gypsum board, when applied to ceiling framing shall be 1/2" thick. All gypsum board shall have tapered or beveled edges. Drywall screws shall be the preferred method of installation. Where nails are used, a bead of construction adhesive shall be applied to each stud before hanging the drywall.; All joints and corners shall be taped. Sand and feather edges after each coat. Inside corners shall be reinforced with tape. All tape and metal accessories shall be imbedded in thin layer of joint cement. Apply a minimum of three (3) coats of joint compound over all nails and tape. Sand and feather edges after each coat. All joints, nails, screws, and corners shall be finished so that the wall appears smooth with no imperfections. Remove "popcorn" texture from all un-replaced ceiling drywall, the garage ceiling is to be textured to match as closely as possible existing walls in the house. The contractor is to prime and paint the ceiling to match surrounding walls as closely as possible.; Contractor shall replace gutter and downspouts as follows; Remove all existing gutters and downspouts. Inspect for rotted fascia boards or rafters. Request change order if needed. Install 5", K-Type or ogee, seamless, .027 aluminum gutter and accessories. Gutters to extend full length of roof edge drip line. Contractor shall furnish and install all needed outlet tubes and custom miters. Support gutters with galvanized steel gutter spikes through ferrules and straphangers, spaced not more than 2' apart. Straphangers must be installed UNDER shingles. Be sure to maintain a correct pitch of 1/2" per 10'. Seal all gutter seams with gutter sealer and secure each seam with a sheet metal screw or rivet. Remove all old downspouts. Install matching 3" downspout and accessories. Fasten downspouts to wall with straps every 6 vertical feet. Supply and install a splash blocks at every downspout. Color of material shall be chosen of homeowner, homeowner must sign color selection sheet prior to material order.; Use: Local gutter installation company and your local supplier for materials.
