Specifications include, but are not limited to: complete the Spenard East Phase II- Vertical Construction; The substantial completion and approval for occupancy is as scheduled: (1) 8-plex building (8 units) by June 30, 2023; (2) 8-plex building (16 units) by July 31, 2023; substantial completion of the contract and occupancy of the remaining (3) 4-plex building (12 units) by August 31, 2023. Substantial completion shall include all Owner and Design Team punch list items complete and the building being in lease up and move in condition as evidenced by Owner approval and at least MOA Conditional Certificates of Occupancy (CCO). ; eductive Alternate #1- Remove Plastic Laminated counter tops from the scope of work; Additive Alternate #1- Provide and install solid surface tops to replace plastic laminated tops at all specified locations and all unit window sills. Additive Alternate #2- Provide and install all materials and labor to complete the work described on the L sheets, outlining the landscaping scope.
