Specifications include, but are not limited to: The following Preventative maintenance services shall include the following at a minimum: 1. Test the auto-reverse feature. 2. Inspect overhead door opener for proper operation. 3. Adjust openers up and down force sensitivity. 4. Inspect drive chain/belt and tighten as needed. 5. Lubricate drive train and sprockets. 6. Inspect tracks and alignments. 7. Inspect safety mechanisms (photo sensors, pressure tubes) 8. Inspect wiring and connections. 9. Adjust up/down limits as needed. 10. Inspect all internal gears and belts. 11. Inspect gasket/weather stripping on doors and windows. 12. Inspect transmitter and wall stations for proper operation and range. 13. Inspect keypad and transmitter batteries
