Specifications include, but are not limited to: Task 1: Project Kick-Off; • Meet with BPRW staff design team to discuss goals of the project and discuss milestones and deliverables; • Meet with BPRW facilities team to discuss maintenance goals as part of the final designs; • Meet with BPRW team to review the upper pavilion restroom and BPRW restroom standards; Task 2: Review existing conditions construction documents and revise as needed; • Review construction drawings of existing building/restroom footprints to develop accurate base drawings; Task 3: Plan Development; • Develop conceptual plans through 50% - with check-in meetings with BPRW project team at 25% and 50%; • Advance project with draft bid package with a check-in (75%); • Develop final construction and bid documents - with a check in at 95%; • Provide cost estimates at each milestone; Task 4: Final Deliverables; • Oakledge Lower Pavilion condition assessment and prioritized recommendations; • Oakledge Lower Pavilion general building repairs/replacement plus restroom renovation/remodel bid package (contract documents, contract plans, specifications and cost estimates); Task 5: Bid Review; • Support BPRW team with review of bids for restroom construction including: o Attend pre-bid meeting; o Assist in answering questions from potential bidders; o Review submitted bids with BPRW team; Task 6: Construction Administration - to be supported by BPRW staff; • Provide primary construction administration to ensure contract and code compliance; • Review fit, finish and quality of the work
