Specifications include, but are not limited to: Required work under this contract will include the completion of preparation of a communications plan; schedule; design study report; plans, specifications and estimates (PS&E); bidding support; and construction support for the completion of an office remodel and new office spaces within the existing AMHS Headquarters Offices located at 7037 North Tongass Highway, Ward Cove, AK.; The intent of this construction is to construct additional high quality office space with windows along Grid A. Reference the attached documents that roughly indicate the locations within the facility where the new tentative office spaces will be constructed, plus a floor plan of the current upper level office spaces for reference. ; The documents indicate the two areas where construction of approximately 2,500 SF (approximately 125’ x 20’) of new mezzanine office space from approximately Grid A from Grid 7 to Grid 12, and approximately 1,350 SF (approximately 62.5’ x 21.5’) of new mezzanine office space along Grid A from Grid 1 to Grid 3.5 is anticipated. The addition of new restroom(s) and exterior exit stairs shall be investigated and if required included in the design. Renovation of one or two existing office spaces will be required to access the new office spaces by a single corridor located on the interior side of the mezzanine.; It is anticipated that the mezzanines will be constructed in a similar manner as the existing mezzanine structure; utilizing steel columns, beams & stringers or beams & open web joists, form deck or structural decking, and a concrete topping slab. The designer will need to work closely with the State to allow for maintaining existing storage currently located below the new mezzanines. Interior construction shall match that of the existing facilities to the extent possible. ; It is the intent to extend the existing electrical systems into the new offices including phone, electronics, power, and lighting. The Mechanical Systems for ventilation and cooling will require a new system, as the State has been told that the existing mechanical systems are at full capacity and are unable to support the new office spaces. Sprinkler System modifications, sanitary waste, and water for new toilet facilities, should they be required, will also need to be addressed.; The existing facility currently has one ADA Access lift located near the second level main entry stairs. The State is interested in investigating the addition of normal ADA Compliant Elevator. As part of this work the Consultant shall be tasked with preparation of a Design Study Report identifying possible locations, and all of the requirements necessary for such an installation, including cost. The PS&E for inclusion of the Elevator may or may not become part of the authorized Task 3 work.
