Specifications include, but are not limited to: a. Ultimately, develop a scope of correction to existing conditions that is acceptable to the owner for execution. b. The project requires extensive archive documentation research, absorption & evaluation as well as extensive on site observations and investigations. Existing roof & envelope configuration in combination with environmental conditions cause extensive leaking into the building. c. Innovative concepts, options and recommendations are encouraged. Consider a top down approach. d. In addition, consultation with the owner’s workforce subject to on site conditions is mandatory. e. The consultant should be prepared to submit technical written analyses for review by the owner. The owner is willing to consider all options prior to engaging the 35% deliverable, f. The consultant should plan on no less than three (3) meetings with the owner prior to the generation of the 35% deliverable. These meetings will be focal to the designer’s findings, analysis, recommendations and options including ROM cost projections g. HAZMAT Consulting is not anticipated on this work but should not be ignored h. Mechanical & Electrical Services may be scope dependent i. Construction may be phased over consecutive years
