Specifications include, but are not limited to: Qualified Proposers (as defined below) to provide specialized property management services to current and potential future PSH single-site projects (each, a “Site” and, collectively, “Sites”) with such services including, but not necessarily limited to, one 24 hour a day, 7 days a week property management front desk clerk at each Site (each, a “Front Desk Clerk”), leasing, identification of the need for and performance of preventative maintenance (such performance to be approved by Integral Care, including, without limitation, with respect to HVAC maintenance each spring and fall), budgeting and planning, managing with tax credit compliance (if applicable), collection and disbursement of revenue in a timely manner, lease termination and related legal activities, personnel supervision and reimbursement and maintenance administration, and other activities as are described herein and in any Contract
