Specifications include, but are not limited to: Purpose: To insure that selected properties are patrolled during night hours in order to help insure safety of residents, minimize vandalism and monitor common areas and grounds activities. These guidelines are not intended to be an all-inclusive list of procedure and responsibilities required for security guard services bit rather a minimum standard of service. Policy: Through use of contracted services, CIHA provides night staffing for property security for all Centennial senior housing properties. Security is on call as needed for CIHA properties for times of emergency and to help prevent vandalism to properties owned and managed by CIHA. • Security staff is to perform continuous rounds of the property interior common areas and exterior areas in an effort to provide security for all residents and their guests. A full walkthrough of all common areas must be performed a minimum of two times every shift. • Properties (Multifamily) with alarm systems that become inoperative and are not immediately correctable will be monitored by security staff during off hours until the system is up and operational. This service will initiated through a maintenance supervisor or manager if needed.
